On September 11, 2020, the Qinzhou Real Estate Association, in conjunction with the Qinzhou Arbitration Commission, successfully held a training session on legal risk avoidance in real estate commercial housing sales contracts and the arbitration legal system. Zhan Zhiqiang, Secretary-General of the Qinzhou Real Estate Association, and Wu Zonglian, Executive Deputy Secretary-General of the Qinzhou Arbitration Commission, attended the training. The training invited Huang Yonghui, Director of Guangxi Tongwang (Qinzhou) Law Firm, and Chen Yi, Deputy Director, to give lectures on legal knowledge related to legal risk avoidance in real estate commercial housing sales contracts. 110 people, including legal personnel from real estate companies in Qinzhou, legal personnel from intermediary agencies, relevant personnel from the Qinzhou Real Estate Association and the Qinzhou Arbitration Commission, participated in the training.

Zhan Zhiqiang, Secretary-General of the Qinzhou Real Estate Association, delivered an opening speech, expressing his welcome to all the students and his heartfelt thanks to the Qinzhou Arbitration Commission and Guangxi Tongwang (Qinzhou) Law Firm for their careful preparation of the lectures. He hoped that through today's training, the students would further understand the advantages and characteristics of arbitration, and through the legal knowledge shared by lawyers and experts, everyone would know how to better avoid risks in real estate commercial housing sales contracts and solve disputes more efficiently.

Wu Zonglian, Executive Deputy Secretary-General of the Qinzhou Arbitration Commission, gave a brief introduction to arbitration. She said: Arbitration has the characteristics of party autonomy, speed and confidentiality, expert adjudication, and one-instance finality. It can not only efficiently resolve various civil and commercial disputes, but also has unique advantages in resolving commercial housing sales contracts. On the one hand, the arbitration confidentiality system protects the interests of real estate companies and protects commercial reputation; on the other hand, arbitration adheres to the principle of mediation first, promotes friendly consultation between the parties, which not only maintains future commercial cooperation relations but also meets the needs of the parties to quickly resolve problems. All real estate companies are welcome to resolve commercial housing sales contract disputes through arbitration and maintain normal commercial housing transaction order.

Lawyer Huang Yonghui, with the topic of "Homeowners' Discontinuation of Supply and Developers' Response", used cases he personally handled to explain how real estate companies should respond when homeowners are unable to continue to bear housing loans in the sale of real estate commercial housing, and gave specific and feasible suggestions.

Lawyer Chen Yi, with the topic of "Legal Risk Prevention and Control of Commercial Housing Sales Contracts in the Era of the Civil Code", combined with specific cases, focused on interpreting the significant impact of the new regulations of the "Civil Code" on the conclusion of commercial housing sales contracts, advertisements and publicity, standard terms, contract validity, reservation contracts, contract performance and termination, and put forward specific suggestions for how real estate companies can more effectively strengthen management and minimize legal risks in response to related issues.

The entire training session was practical and highly targeted, guiding, and practical. The learning atmosphere was strong. In the final interactive session, everyone asked the two lawyers questions and discussed the problems encountered in their actual work. After the meeting, the participants said that they had a further understanding of arbitration through this training; at the same time, through the legal sharing of lawyers and experts, they knew how to better avoid risks in real estate commercial housing sales contracts, which would be of great help to their future work.
